1. By entering the Promotion, entrants agree to be bound by these Terms & Conditions.
2. The closing date for receipt of entries is 5pm (GMT) on Monday 31st August 2026 (“Closing Date”).
3. The Promotion is open to entrants worldwide aged 18 or over.
4. The Promoter assumes that by entering the Promotion (and the individual warrants that) they are aged 18 or over.

Prize

5. The Promotion is for the chance to win a year’s free rent at HAÜS for the second academic year when the first academic year’s rent is purchased, comprising the following:

• Minimum of 44 weeks worth of free rent (starting from move-in date in September 2026) in a Classic Studio for one (1) student, subject to room availability.
• Inclusion of all utility bills.

All components of the Prize are subject to the terms, conditions, and availability of the respective providers.
6. This Prize will be awarded in total to one (1) Eligible Participant.
7. The Prize is not transferable and there is no cash alternative to the prize.
8. The Prize or any promotional item(s) must not be auctioned or resold. The Promoter reserves the right to refuse to accept further entries under the Promotion if it becomes aware of the reselling or auctioning of the Prize or any promotional item(s).

Eligibility

9. To enter the Promotion, each entrant must complete all of the following steps during the Promotion Period:

• Have secured a confirmed booking for eligible accommodation at HAÜS Edgbaston for the 2026/27 academic year.
• Be enrolled or intending to enrol at a recognised higher education institution in the United Kingdom for the 2026/27 academic year.
• Live in a HAÜS room for the full 2026 academic year.

10. Employees of HAÜS, Mercial Real Estate, its group companies, agents, affiliates, contractors, and immediate family members are not eligible to enter.
11. The Promoter reserves the right to verify the eligibility of entrants and may require proof of identity, student status, and booking confirmation.
12. Entries that do not comply in full with the above requirements, or that are incomplete, illegible, or submitted outside the Promotion Period, shall not be eligible for entry.
13. The Winner will be selected at random in October following the competition’s closure on Monday 31st August 2026, 5pm (GMT).
14. The Winner will be notified in October after the Promoter’s selection (“Notification”).
15. The prize winner must contact the Promoter within 7 days of the date of the Notification to claim the Prize (“Winner Confirmation”). If a prize winner fails to claim the Prize, they will forfeit the Prize, and another valid Entry will be drawn.

Entry

Eligible students who complete and maintain a confirmed booking for the 2026/27 academic year at HAÜS Edgbaston during the Competition Period will automatically receive one (1) competition entry.
16. Only one entry per person is permitted.
17. Bookings that are cancelled, withdrawn, unpaid, fraudulent, incomplete, or in breach of tenancy obligations will be disqualified from the competition’s draw.
18. Students may gain an additional entry when they refer a friend.

General

19. In all matters relating to the Promotion, the decision of the Promoter shall be final and no correspondence or discussion shall be entered into.
20. HAÜS reserves the right to publish the name of the winner, and the winner is required to give their full co-operation to all requests by the promoter in connection with publicity for the competition, their entry, the prize or otherwise.
21. The prize winner may be requested to take part in promotional activity and the Promoter reserves the right to use photographs and audio and/or visual recordings of prize winners in any publicity.
22. Subject to receipt of a Prize Winner’s notification in writing to the Promoter consenting to the disclosure of their name and details, names of Prize Winners may be made public on HAÜS’ social media channels and website.
23. The Promotion is not affiliated with Facebook or Instagram and is in no way connected with, sponsored or otherwise supported, accompanied or monitored by Facebook or Instagram or any subsidiary companies and/or associates. All questions, comments or complaints relating to the Promotion should be addressed to the Promoter and not Facebook or Instagram.
24. The Prize excludes:
a) Tenancy deposits
b) Damages or repair costs
c) Fines or penalties
d) Optional room upgrades
e) Administration fees
f) Personal expenses
g) Outstanding rent fees
25. The minimum approximate rent retail value of the Prize is £11,000.
26. Any serious breach of tenancy conditions, unlawful conduct, anti-social behaviour, or non-compliance with accommodation policies may result in forfeiture of the Prize.
